Payment

  • Payment in full is charged to your credit card 14 days prior to arrival for short-stay reservations that do not fall within one of the categories listed below. Cancellation notice for these reservations is 14 days.

  • A $250 non-refundable deposit is required when making a group reservation for either 10 people or all guest bedrooms.

  • Payment in full is charged to your credit card 30 days prior to arrival if your reservation is for:

    • Holidays

    • Graduations

    • Special Events Weekends

    • Reservations of Three or More Rooms

    • Stays of Five Nights or Longer

    Cancellation notice for these reservations is 30 days.
     

    Cancellation/Early Departure Policy

    Due to our size, cancellations affect us greatly. Refunds will be made when cancellations occur before the cancellation deadline of either 14 days or 30 days as described above under the Payment section …less a processing fee of $20 per room. Refunds on last-minute cancellations and early departures (if you choose to leave earlier than your scheduled departure date), will be made provided the room can be re-rented, less a $20 processing fee per room.

    General Information, Policies, and Quirks of Note

    Because this may be your first time at a B&B. Because no two B&B’s are the same. Because a B&B is not a hotel. And because this house is over 100 years old, here’s some General Information, Policies, and Quirks of Note.

     Children: Well-behaved children over age 14 are welcome. The house, however, is not childproof, so notice is given to parents of particularly curious or active children.

     Pet-Friendly: We do accept small dogs if their people agree to our Pet Policy shown at the end of this web page.

     Breakfast: Breakfast is served daily in the dining room between 8:00 and 9:00 a.m. (Exceptions can be made if your schedule requires.) You’ll get to try something new and delicious each day. We generally serve breakfast family style, and all guests have the same breakfast-unless we have been notified in advance of food allergies or special dietary requirements. (We have become quite adept at special menus for those with gluten allergies, lactose-intolerance, heart-healthy diets, and even macrobiotic eaters. Vegetarians are a snap! )

     Common Spaces: The living room, library, front porch, lawn areas surrounding Yale Manor, and the lakefront deck and boat house are for the enjoyment of all guests.

     ·         In the living room, you will find a TV with dish reception and a VCR. We have a fairly extensive video collection. You’ll find the list in the drawer of the writing table, and the videos are in the bookcase next to the blue leather chair.

     ·         In the same bookcase, you will see a variety of board games. Help yourself. Playing cards are in the drawer of the writing table.

     ·         In the library, you will find another TV with dish reception, a CD player and CD collection. Enjoy the books in both the living room and library—but please, do not remove them from the house.  One exception: The paperbacks on the bookcase in the main hall under the stairs can be borrowed.

     ·         On the buffet in the main hallway, you will find literature on the area as well as a book with menus from local restaurants. The compartments on the left side of the buffet house a supply of wineglasses (both glass and plastic) and corkscrews, necessities in Wine Country. Next to the buffet is a small, dorm-size guest refrigerator to chill that perfect bottle of Finger Lakes Riesling.

     Televisions: We have two, 13” portable color TVs with local station reception available for guests who would like a TV in their bedroom. These are available on a first-come, first-served basis. Let us know if you are interested.

     Iron and Ironing Board: Chestertown Buff and Brandywine have irons and ironing boards in their closets. If you want to borrow one, either ask the guest in one of those rooms or ask the innkeepers.

     Hair Dryers: There are hair dryers in each of the four bathrooms.

     Telephone: There is a telephone in the library for local calls. If you need to make a long-distance call and don’t have a cell phone or a phone card, let us know and you can borrow one of our cell phones.

     Help with dinner reservations/touring: We have lots of opinions and recommendations—perhaps more than people want to hear. We would be glad to give you some guidance on places to go, things to see, etc. 

    Fireplaces: Monticello Rose, Stuart’s Gold, Chestertown Buff, and Yorktown Green have gas firelogs. Therefore, you cannot burn anything in these fireplaces.

     The trick is to not put out the pilot light. If you do this inadvertently, let us know so we can re-light the pilot.

     We will tend the fireplaces in the living room and dining room.

     Checkout time is 11:00 a.m. unless other arrangements have been made.

     Payment: We accept Visa, MasterCard, personal checks or Traveler's checks.

     Lakefront Deck & Boathouse: The Yale Manor lakefront is for the enjoyment of all our guests.

     §         If you need a beach towel, please take one from the basket in the library.

     §         You will need water shoes because the lake bottom is not only rocky, we also have zebra mussels here and they can cut like a razor.

     §         All lakefront in this area is privately owned, so the nearby docks do not belong to us nor do we have permission to use them. We own only our deck and the boathouse.

     §         Feel free to take snacks and beverages to the lake. We like to separate returnables, recyclables, and trash. There are two garbage cans inside the boathouse—one for trash and one for recyclables—and we have the dumpster behind the main house. If you have returnables, please put them in a separate bag outside of the trashcans.

     Smoking: Smoking is not permitted indoors. Our smoking guests are free to smoke outside. We have containers on the front porch and next to the back guest entrance. Smoking is also allowed on the lakeside deck.

     Septic System: We are on a septic system here, which basically means nothing down the toilet except toilet paper. We have plastic liners in the bathroom wastebaskets for disposal of feminine products and the like. Because of the septic situation as well as environmental considerations, we will provide fresh towels every other day and fresh sheets every 3 days.

     Windows: The windows are a bit tricky, and vary from room to room. Most of them have side locks, which need to be unlocked before you can move the window to another position. In the common rooms downstairs, especially the living room, this is a two-hand job—one to unlock the side locks and the other to hold the window so it doesn’t come crashing down and break the glass.

     How to Find Us: This house is very soundproof due to the 14” thick walls. If you need to find us, here are a couple of suggestions. There is a buzzer just outside the kitchen door near the guest refrigerator. If we are in the back of the house, we will hear the buzzer. If we are on the 3rd floor, ring the doorbell on the front porch.

     Private Quarters: The back of the 1st floor, the kitchen, and the entire third floor comprise the Cunningham’s private quarters. 

     

    Pet Policy

    The following restrictions apply to dogs staying at Yale Manor B&B:

    A.     Only two guest dogs total will be allowed to stay inside Yale Manor on any one night.

    B.     Weight limit for inside dogs is 50 lbs.

    C.     Only breeds with little to no shedding are allowed inside.

    D.     During the dog show, no more than 10 dogs total can be housed in their crates in the barn.

    E.      Dogs cannot be left in vehicles overnight if temperature/humidity poses a risk.

    In addition, the following simple guidelines will ensure that both you and other guests enjoy everything Yale Manor has to offer.

    1.      Use either side of the long driveway approach for their     “potty” walks. This keeps the lawn near the house clean and waste   free.

    2.      Bring a supply of plastic bags for picking up Rover’s little    surprises. Pick up must occur immediately; not left for later. This keeps our property clean and waste free for everyone. Deposit the bags in the metal trashcan behind the house.

    3.      Please be aware of our other guests on the property. Unfortunately, not everyone is a pet lover. (We know, this is a travesty.) If an unruly pet forces the inn to make financial adjustments in another guest’s bill, you will be responsible for the amount of those adjustments. We will try to give you a warning if a guest has complained so that appropriate action may be taken on your behalf.

    4.      Your pet cannot be left unattended in your room unless crated; and then for no more than a couple of hours at a time.

    5.      For dogs staying inside, you must provide some type of plastic sheeting to place under the crate as well as some type of waterproof mat to place under the dog’s food and water dish to protect our hardwood floors.

    6.      We charge a $10 fee per pet for each night of your stay as well as a $50 security deposit for room damage. The security deposit is refundable upon checkout if there has been no damage or need for special cleaning such as shampooing, deodorizing, flea treatment, etc.

    We are pet lovers here at Yale Manor, and we want you, your pet, and all other guests to enjoy your stay.
